New Construction Investment Opportunities in Revelstoke British Columbia
Home prices in 2019 grew 5% which was higher than average annual growth since 2011. We expect this trend will continue through 2020. Prices across British Columbia generally rose during the course of 2019 however, some areas saw lower price gains. Home price changes varied widely depending upon location. In September 2018 BCREB reported sales increased 15.4% compared to 2017 numbers. Total residential property sales reached 20,835 units in August 2019 making it a record breaking year for total unit sales in Canada. Sales activity remained strong well into the fall months with an increase of 21%, representing an additional 1101 transactions. As demand remains high and inventory tight we anticipate increased competition for homes moving forward. Revelstoke had 1031 completed properties during July 2019 for a 4.2% decline quarter over quarter. Sales of single family detached houses made up the majority of the market accounting for 875 completed sales. Condominium activity accounted for 56 finished deals while townhouses comprised 9%. Detached house values fell $5k per square foot on average in June 2019 according to Royal LePage House Price Report™. Townhouse valuations averaged $270k. A few notable markets outside Revelstoke are showing healthy improvement including Kamloops ($1,200 psf), Kelowna ($850psf). Radium Valley experienced strong interest despite a lack of available listings due to land release restrictions. There were 1,097 active homes listed through October 2019 with only 12 closed deals.
