- Buying a house and flipping it for profit is just another form of investing — but it requires patience on top of technical knowledge. Here's my take on how investors should approach buying homes with the intention to flip them, whether they're already owners who bought foreclosures online, or people like me looking to buy properties from private sellers.
1. Don't Be Fooled By Low Prices
When I first started purchasing properties online years ago, it seemed like everyone was offering houses under $100k cheap because "they had no idea" if anyone would actually go through with the purchase.
Well, fast forward to 2019 and that's exactly what happened again this past winter. Many agents posted their listings below asking prices way lower than most similar properties nearby. And many buyers fell for these bait-and-switch deals simply hoping to cash in on quick profits while they still could.
In 2020, though, I took a different tactic and instead looked at every property available on MLS® and used my own intuition combined with market trends to determine fair values instead of just trying to find a deal with the lowest price tag possible. Today, I'm proud to say I've flipped a bunch of properties since then without paying full price for any single one, including some that sold during the spring/summer months when things heated back up quickly and houses went crazy hot.
2. Use Multiple Agents To Find Deals
Most often times, the agent representing a seller will be paid a commission regardless of the actual outcome of sale. So why pay someone else to help sell your place if you'd rather handle everything yourself anyway? Well, aside from reducing costs overall, having multiple agents working on the same listing increases the buyer pool, making it easier to negotiate deals.
3. Set Up Multiple Listings & Keep Them Updated At All Times
If you have a few potential flips lined up, consider setting those up as separate listings with individual pictures and descriptions. Having multiple listings makes finding a suitable buyer much easier. Agents who are familiar with each other tend to see that the competition isn't stiff among themselves because they typically have clients who want to be listed together.
4. Have Buyer Reps Ready For Fast Negotiations
One thing I noticed after doing tons of research on properties myself versus using brokers' services early on was a huge difference in negotiations speeds. While negotiating with professional service firms, the offers come across within seconds of submission whereas if buyers represent themselves, they often wait days to weeks to receive replies. Since we wanted to get a jumpstart on the negotiation process, we decided to use both strategies to make sure we got the best offer, which then led us to hire a local real estate broker the day we submitted our highest bid.
