First things first--don't forget to prep your yard. Whether you plant flowerbeds and shrubbery and landscape them around the property; rake leaves and mulch your lawn; or just clean up litter that might catch buyers' eyes, a well kept outdoor space adds curb appeal and makes prospective buyers feel welcome inside. A recent study conducted by Cushman & Wakefield found that almost three quarters of buyers believe a beautiful backyard contributes most towards getting them interested in purchasing a neighborhood home.
Next, get ready to show off. When showing to potential clients, try setting aside a few hours each day to prepare for appointments and focus only on your top prospects, says John Paul Jones, principal Broker at RE/MAX Preferred Realtors®. Having everything prepped ahead of time helps eliminate unnecessary stress during busy times, and gives you peace of mind knowing that every aspect is taken care of—so you won't leave yourself behind while you work around a client or family emergency. Once you reach your target date range, schedule multiple appointments per week to show the same properties to different groups of people while keeping everyone engaged and motivated. "If someone needs something but isn't able to come to see your place because he has another commitment the following week, then I would suggest you reschedule," suggests Jones. "This shows a genuine interest and lets people know you really mean business."
When presenting prospective sellers, it's wise to consider whether or not certain rooms should remain private. Consider leaving closets closed or hiding items like jewelry boxes or photo albums, which might seem unappealing in showings. Also, take advantage of the extra space available outside windows to showcase landscaping, flowers or shrubs, says Jones. "Make sure those areas are well groomed, watered regularly and cleaned of dead plants."
Last, but certainly not least, keep track. "Keep a running inventory of who has shown your home, how many days until showtime and what offers came through," advises Jones. After you close escrow, use your listing agreement to record information regarding improvements made to the property so that you'll know exactly how much your home increased in value after closing.
