These include; staging and photography, appraisal / lender recommendations, mortgage options, title searches, escrow management & disbursement services, property inspections, closing preparation, loan documentation (if applying for financing), seller representation services, market analysis and research, negotiating contracts / purchase agreements, advertising on MLS websites and through print publications, showing appointments, maintenance issues and repairs, and post sales service like property cleaning. They often charge an hourly rate plus commission on each transaction. Some FSBAs offer package deals that bundle multiple items to lower monthly costs. But if you buy a vacation home with a friend, or move across town because of job changes, your needs may differ from theirs and you wouldn't necessarily benefit from having them represent you.
"Specialists" generally focus their attention on one particular category of properties and usually specialize in just one specific geographic region. They're trained specifically to help customers find homes for sale near medical facilities, schools and shopping centers. Specialties include foreclosures, bank owned properties, manufactured housing communities (mobile home parks), waterfront estates, farmhouses, historic mansions, golf course communities, ski resorts and lakefront dwellings. As long as you're close enough to reach them easily, a specialist will save time because he or she likely already knows which neighborhoods fit your preferences. However, be wary that some specialist firms don't disclose their fees, leaving consumers wondering exactly how much they'll end paying. Some companies advertise lower prices simply because they provide fewer amenities or less personalized service. Others tack high commissions onto their hourly rate because they're required to pay salespeople minimum wage, regardless of actual earnings. Finding A Great Seller's Agent Is Easier Than Buying One
Before I answer those questions though, let me say something else really quick. When someone asks "who wants to buy" or "Who wants to sell", I always reply as honestly as possible, regardless of who they are. Sometimes I hear people saying things like, "we're only listing our house during Spring/Summer 2019..." or "We're only looking for 10k+ houses." These kinds of statements lead me to question the person asking... because they almost sound desperate, but I'm guessing they don't realize it. My best seller clients are excited about listing their homes (they call each other to come watch football games together), happy to list quickly once you agree on terms, and willing to put in extra effort for the right buyer. They've already priced high and worked hard. Don't treat them differently for having chosen you as their choice - it'll cost you sales opportunities down the road if you try to force them to listen to you instead of working with you. Also keep in mind, there are plenty of motivated buyers out there ready to pay cash; you just need to find them!

However, if you're able to get the asking price, you may be able to negotiate down a bit. Remember—you're trying to sell it, and buyers often won't pay sticker price.

Today's technology makes selling homes easier and faster than it used to be. Whether it's a smartphone or tablet, buyers love being connected to their apps and devices 24/7, especially during a busy time like the holidays. And since so many people use mobile phones to browse listings, you can expect to see more offers come via text message rather than email or phone call.
